As part of the Goodman Taylor Team, I sit down with many sellers, and I’ve noticed the same handful of things that decide whether a house sells quickly or lingers. None of them involve a big renovation budget. They come down to understanding why you’re selling, seeing your home the way a buyer will, and pricing it against the right houses.
Here’s the advice I end up giving nearly every seller I meet.
Your motivation shapes the plan. First, I want to understand your motivation. Not just that you’re selling, but why, and what comes next for you. Are you moving for work, sizing up, sizing down, chasing a timeline? That answer shapes everything, because a plan built around your actual goals is very different from a generic one. Once I know where you’re headed, we can build a strategy that gets you sold on a schedule that fits your life instead of fighting it.
We walk your home together. Then we walk the house together. I want to hear what you love about it and what quietly bugs you, and I especially want to see the things you’ve stopped noticing. When you live somewhere long enough, you go blind to the little stuff, the scuff on the wall, the door that sticks. I’ll point out what’s worth addressing before we list and, just as importantly, what isn’t. My goal is to keep you from overspending. If a deep clean makes the kitchen shine, you don’t need new countertops.
Clean and clutter-free wins buyers. That leads to the single biggest piece of advice I give, and it costs almost nothing. Clean and clear the clutter. There’s a reason people love touring model homes: everything sparkles, the baseboards look sharp, and there isn’t a dust bunny in sight. Buyers feel that. A spotless, clutter-free home covers a multitude of flaws. You can have dated laminate countertops with a chip, and a clean, tidy house will still win people over.
Pricing matters in a buyer’s market. Right now it matters more than usual. Across most of the greater Phoenix area, we’re in a buyer’s market, which means more homes are listed than buyers shopping for them. When buyers have that many choices, your home has to stand out, and price plays a big role. Being clean and clutter-free sets you apart on the tour. Pricing right gets buyers in the door in the first place.
Price against active homes, not sold. Everyone wants to price off what sold, but sold homes tell you where the market was, not where it is. What matters more is what’s active, the homes like yours sitting on the market today, because those are your actual competition. A buyer comparing your house to three similar ones down the street isn’t thinking about a sale from ninety days ago. Price against what they’re really choosing between, and you give yourself the best shot.
