You’ve decided to sell, and almost immediately the worry sets in.
Do the countertops need replacing? Should you repaint? How much is all of this going to cost before a single buyer walks through the door?
These are questions nearly every seller brings to the table, and the answer is usually much simpler and a lot cheaper than people expect.
When we sit down with a seller for the first time, we don’t start with a list of renovations. We start with a conversation about you.
1. We start by understanding why you’re selling. Before anything else, we want to know your motivation. Why are you selling, why do you need to, and what are your next steps once the home is sold? Your answers shape everything. Knowing where you’re headed and the timeline you’re working with lets us build a plan that actually fits your life, instead of a generic one that treats every seller the same.
From there, we walk through the house together. You show us what you love about it, what you’ve never liked, and the things you know probably need attention but have stopped noticing because you live there every day. Then we point out anything else worth addressing before the home goes on the market.
2. We help you avoid spending money you don’t need to spend. This is where a lot of sellers get it backward. That walk-through isn’t about finding reasons to renovate. It’s about telling you the truth about what actually moves the needle and what doesn’t. We’re not going to have you put in new countertops if a deep clean of the kitchen gets you to the same place. Some of the best upgrades before selling cost far less than people assume, and knowing the difference is what keeps money in your pocket.
3. We tell you the one thing that matters more than any upgrade. If there’s a single piece of advice we give every seller, it’s this: clean, clean, clean, and clutter-free. It sounds almost too simple, but it’s what sells a home faster than anything else.
Think about why people love touring model homes. A big part of it is how spotless they are, no dust bunnies in the corners, baseboards that look sharp, everything sparkling. Buyers notice those details, even when they don’t realize they’re noticing them. And here’s the part that surprises sellers most: even if you’ve got old Formica countertops with a chip in them, a home that’s genuinely clean and clutter-free will erase many sins.
4. We price your home against your real competition. Right now, most neighborhoods across the greater Phoenix area are in a buyer’s market, which simply means there are far more homes listed than buyers out shopping for them. When buyers have that many options, your home has to earn its place. Being clean and clutter-free is one way to stand out. Pricing it correctly is the other.
Most people assume pricing is about what nearby homes have sold for. That matters, but it’s only half the picture. We also look hard at what’s active - the homes similar to yours that are on the market right now - because those are the ones you’re competing with. A sale from 90 days ago tells us where the market was. The active listings tell us where it is. That’s what we price against.
