One of the most important things you need to know about when selling your home is that home-seller disclosures are very important—in fact, we can’t stress this enough. We know how much work this is, especially if the property has been in your family for generations. That’s why today, I will share with you the top three most important things you need to disclose to buyers:

1. Homeowners associations (HOAs). Most homes in Arizona are under a homeowners association. Make sure that you don’t forget to include this when filling out your seller disclosure form. This will include your HOA’s contact information as well as any fees and rules that the HOA has imposed. This will keep the buyer informed of their responsibilities as the new homeowner

2. Repair history. You will also need to disclose the repairs that you’ve had done to the property, or any issues you might have had in the past. For this part, you will have to dedicate some time to remember all the work that’s been done, whether by you or by the work of professionals. Buyers need to be fully informed about the maintenance and improvements made to the property.

3. Pests. If you’ve had termites in the past, or if you’ve spotted scorpions near the property, you need to disclose that as well. Most homes in Arizona have had subterranean termites at some point, so make sure you include that so your future buyer will know that the home has already been treated for termites.

If you’re worried that being too honest with your disclosure will scare buyers away, I can assure you that that’s not the case at all. Full, honest disclosures don’t scare away buyers. Instead, they will appreciate knowing what to expect in the future.
